~ Bloomington's Department of Housing and Neighborhood Development (HAND) is offering a valuable opportunity for prospective homeowners in the community. The Homebuyers Club, a series of classes aimed at first-time home buyers with income at or below 80 percent of the area median income (AMI), will be held five times in 2025.
The goal of these classes is to increase accessibility to home ownership for income-qualified residents. Participants who complete the Homebuyers Club and purchase a home within the city limits may also qualify for assistance with downpayment and closing costs from HAND.
The sessions, which are free and open to all in the community, will cover a variety of topics related to home buying. These include determining if homeownership is the right option, creating a budget and action plan, managing credit and developing a savings plan, working with a realtor, understanding home inspections and valuing a home, exploring mortgage options, maintaining a home, accessing community resources, and learning about funding assistance from local, state, and federal sources.

Each session will meet for two consecutive Saturdays: 9 a.m. to 4 p.m. on the first Saturday and 9 a.m. to 3 p.m. on the second Saturday. It is important for participants to attend both Saturdays in order to complete the Homebuyers Club. The 2025 sessions will take place on January 18th and 25th (registration now open), April 19th and 26th, July 12th and 19th, September 20th and 27th, and November 8th and 15th.
While there is no cost to attend the Homebuyers Club, pre-registration is required as class size is limited. Registration opens approximately one month prior to each scheduled session. Interested individuals can register for the January session or learn more about HAND's Down Payment and Closing Cost Assistance program by visiting bloomington.in.gov/housing/home-buyers-club.
